  • Our home inspection time vary depending on the size, age and condition of the home. Once the inspection is confirmed you will receive an email with all of the inspection details which will include the time needed and the end of inspection walk through time.

  • No, you do not need to be there for the inspection itself, however we offer a walk through meeting at the end of each inspection to go over the findings.

  • We accept cash, check and all major credit cards.

  • Reports are typically finalized and generated the same day as your inspection but in some cases can take up to 24 hours. Please note that inspection reports cannot be generated until payment is made in full.

Resale Inspection

A resale inspection is a non-invasive, visual evaluation of a home’s major systems and components before the property changes ownership. It is designed to identify material defects and safety concerns such as structure, roofing, plumbing, electrical, HVAC, safety items, exterior condition & interior condition. All inspections follow the established standards of practice (SOP) in Arizona. Raptor Inspections offers the following add-on services to give you the peace of mind and confidence to move forward with your purchase:

New Build/Warranty Inspection

A New Build Inspection should be completed once construction is finished and utilities are on right before closing. This inspection assesses functionality, safety and workmanship of installed systems and components. This inspection includes the structure & exterior (roof, flashing, trim, windows/doors etc.), interior (walls, ceiling, floors, doors, cabinetry etc.), appliances (installed appliances, ventilation fans, disposals etc.) and major systems such as electrical, plumbing, HVAC and water heater. The items below are available as add-on inspection items to ensure your home is move in ready.

Warranty Inspections are completed around month 11 after moving in to your newly constructed home. The warranty inspection is designed to detect defects that appear once systems have been in use and while they are still under warranty coverage. It is important to understand that new homes can still have defects even when they pass basic code inspection. We are here to help identify any issues so you can get them corrected by the builder.

Plumbing Sewer Line Scope

A sewer scope inspection is one of the highest value add-on inspections available. Sewer lines are out of sight, costly to repair, and not covered by standard inspections, making this inspection a smart and proactive investment.

A sewer line scope inspection uses a specialized camera that is inserted into the main sewer line to evaluate the condition of the pipe from the home to the point of connection (city sewer or septic system). Our sewer scope service will help identify issues such as root intrusion, cracks/breaks/separations, pipe offsets, bellies (low spots holding standing water), corrosion/scaling/deterioration, obstructions and evidence of past repairs.
